The standard and specification of a refurb for a property to sell to an owner occupier is different to the standard and specification for a property to rent out as a buy to let.
The standard for a flip to an owner occupier will be higher.
That’s not to say the buy to let is to a low or poor standard, certainly not.
Just that the flip property will be a bit better.
Here’s a refurb I’ve just finished.
The big point of difference between this and one of my typical buy to lets is the kitchen. This is one of the most expensive kitchens I’ve ever installed in a property like this (mid terraced house). If it were a buy to let I’d gone for a lower specification (but still nice) kitchen at less than half the price.
And the bathroom would have been cheaper as well.
But when you are selling, the two most important rooms are the bathroom and kitchen, and so that’s where I thought it was worth spending money.
